Avenue Living Case Study: Concrete & Asphalt Repairs in Saskatoon

Avenue Living inspected its Saskatoon rental buildings and turned what the inspectors found into a list of repairs: broken walks at building entrances, cracked and potholed parking lots, worn landings, spalled balcony slabs and peeling exterior paint. We won the competitive tender to fix that list. Our crews are working through it building by building, with residents living in every one of them. This is the work, in our own site photos.

Managing rental or commercial buildings in Saskatoon? We are a commercial construction company in Saskatoon for owners and property managers. Send us an inspection list, a reserve study or a punch list and we will price it line by line.

How the work came to us

Avenue Living runs quality-assurance inspections on its buildings. The inspectors write up every deficiency they find, with photos, and Avenue Living invites contractors to bid on the list.

A one-line description like "walkway heaved at entrance" can mean a small patch or a full tear-out. So before we submitted, we went through the inspection reports photo by photo and priced each item to what the photo actually showed. Our bid went in with a certificate of insurance naming Avenue Living, a current WCB clearance letter, and a written schedule and set of assumptions.

Avenue Living awarded us the work by letter of intent, and we sat down with their team for a pre-construction meeting before the first crew went out.

This isn't our first job for them. We already handle capital projects and maintenance for Avenue Living in Saskatoon, which we wrote about in our work with Avenue Living.

Before the first crew shows up

  • Site walks with the property managers. We walked the buildings with Avenue Living's regional property managers and confirmed quantities on every item where the report left room for doubt. If a site needs more or less work than the report suggested, the change gets written approval before we do it.
  • Safety paperwork for every property. Avenue Living has its own safety requirements. Each property gets its own work authorization, site inspection, job hazard analysis and emergency response plan before work starts. We act as prime contractor on each site, so site safety is our responsibility.
  • Resident notice. Tenants hear from their property manager before we arrive, so nobody walks out to a cordoned-off entrance without warning.
  • Weather. Every item on this list is exterior work. When the weather started turning, we asked to start early rather than wait for the scheduled mobilization date.

New entrance walks, aprons and landings

Broken and heaved concrete at building entrances is a trip hazard and a liability for the owner. We broke out the failed sections, set forms, and poured new walks and aprons where the walk meets the parking lot. The finish is broomed for grip, and a board across the fresh pour keeps foot traffic off it while it cures. At one building we formed and poured a new landing and reset the railing post in fresh concrete.

Parking lot crack sealing and asphalt patching

A crack in a parking lot is cheap to fix. A pothole is not, and in a Saskatoon winter one turns into the other fast: water gets into the crack, freezes, and pries it wider. On the long cracks we routed the crack open and filled it with hot-pour sealant to keep water out. Where the asphalt had already broken up, we cut out the failed area and patched it full depth with hot-mix asphalt.

Balcony slabs and exterior paint

The inspections also flagged concrete balcony slabs spalling along the leading edge, with rebar showing through. Those slab repairs are on our list. Spalling only gets worse once water reaches the steel, so these are worth fixing before another freeze-thaw season.

On the painting side, balcony fronts and exterior trim had peeled back to bare wood in places. Touch-ups are matched to the existing colours, and any full repaint or colour change goes to Avenue Living for approval first.

What a property manager gets from us

  • One contractor for the whole list. Concrete, asphalt, painting and exterior repairs under one contract, instead of chasing five trades across a portfolio.
  • Priced to the list. Every item has its own price, worked out from the inspection photos. Nothing is billed by the hour.
  • Paperwork that clears procurement. $5,000,000 commercial general liability with a certificate naming the owner, $2,000,000 errors and omissions, current WCB clearance, and safety documents for every site.
  • Proof on every item. Our crews photograph completed work as they go. Those photos are what this post is built from.
  • Work around residents. Notice through the property manager, one building at a time, and fresh concrete boarded off until it cures.

For one-off jobs, our concrete and asphalt services cover walks, steps, parking lot repair and new paving. For bigger packages, see our general contracting services.

Frequently asked questions

Do you price repair lists from building inspections?

Yes. Send us the report with its photos. We price every item individually, walk the site to confirm quantities where the report is unclear, and give you one total for the package with the line-by-line breakdown behind it.

Can you work at apartment buildings while tenants live there?

Yes. Every building on our Avenue Living list is occupied. Residents get notice through the property manager before we arrive, we work one building at a time, and fresh concrete is boarded off until it cures.

Do you do concrete and asphalt repairs in Saskatoon?

Yes. We replace walks, aprons, steps and landings, seal parking lot cracks with hot-pour sealant, and patch potholes full depth with hot-mix asphalt. We also pave new parking lots, including a 24,000 sq ft lot for a Saskatoon school.

What insurance do you carry for commercial work?

$5,000,000 commercial general liability and $2,000,000 errors and omissions professional liability, plus current WCB Saskatchewan clearance. We issue certificates naming the owner or property manager on request.
